These Terms & Conditions apply to all plumbing, heating, maintenance, repair and power-flushing services provided by Smart Flow Heating Limited. By booking our services, accepting a quotation or instructing us to begin work, you agree to these Terms & Conditions.

1.  Quotations & Estimates

All quotations are based on the information available to us at the time and on the condition of the plumbing or heating system that can reasonably be assessed before work begins.

Unless otherwise stated, quotations are valid for 30 days.

If additional work is required because of hidden defects, inaccessible pipework, previous poor workmanship, damaged components or other unforeseen issues, this may be charged separately. Where reasonably possible, we will discuss any significant additional costs with you before carrying out the extra work.

2.  Access to the Property

Customers must provide reasonable access to the property and to all areas required for the agreed work, including boilers, radiators, pipework, controls and water supplies.

Furniture, valuables and personal belongings should be moved away from working areas where reasonably possible.

We will take reasonable care while working at your property but cannot accept responsibility for damage caused by pre-existing defects, unsafe installations or restricted access.

3.  Power Flushing

A power flush is designed to help remove sludge, corrosion deposits and contaminants from a central-heating system. The effectiveness of a power flush depends on the age, design and condition of the system.

A power flush cannot guarantee that every blockage or deposit will be completely removed.

Some systems may contain severely restricted or fully blocked pipework, radiators, valves or components that cannot be restored by power flushing alone.

Where this happens, additional repairs or replacement parts may be required. These may include radiators, valves, pumps, pipework or other heating components and will be chargeable unless specifically included in the original quotation.

4.  Existing Leaks, Corrosion & Weak Components

Older heating systems can contain weakened pipework, radiators, joints, valves or other components.

The removal of sludge and corrosion deposits can sometimes expose existing weaknesses and may result in leaks becoming apparent during or after a power flush.

Smart Flow Heating Limited cannot be held responsible for failures caused by pre-existing corrosion, age, deterioration, damage or weakness within the system. Any additional repairs required as a result of these existing defects may be chargeable.

5.  Power Flush Results

Power flushing can significantly improve many heating systems, but it cannot guarantee that every circulation or heating problem will be cured.

Problems may also be caused by:

  • faulty pumps or valves;
  • boiler faults;
  • blocked or damaged heat exchangers;
  • incorrectly sized or installed pipework;
  • poor system design;
  • faulty heating controls;
  • severely blocked pipework;
  • damaged or internally corroded

6.  Chemicals & Inhibitor

Where appropriate, approved cleaning chemicals may be used during the power-flushing process. Following completion, the system will normally be flushed and treated with corrosion inhibitor where this forms part of the agreed service.

7.  Plumbing & Heating Repairs

All agreed plumbing and heating work will be carried out with reasonable care and skill.

Where we are asked to repair part of an existing installation, our responsibility is limited to the work and components we have supplied, installed or repaired. We cannot guarantee parts of an existing system that we have not worked on.

8.  Parts & Materials

Parts and materials supplied by Smart Flow Heating Limited will be suitable for their intended use and may also be covered by the manufacturer’s own warranty.

Where a customer supplies their own parts or materials, we cannot accept responsibility for their suitability, compatibility, quality or failure. Additional labour required to remove or replace defective customer-supplied parts may be chargeable.

9.  Additional Work

It is not always possible to identify every fault before work begins. If additional faults or problems are discovered during the job, we will explain the issue and, where practical, provide a price before proceeding.

10.  Payment

Unless otherwise agreed in writing, payment is due on completion of the work.

A deposit may be required for larger jobs or where materials need to be specially ordered. Special-order materials may be non-refundable where they cannot reasonably be returned to the supplier.

11.  Cancellations & Missed Appointments

Where possible, customers should provide at least 24 hours’ notice when cancelling or rearranging an appointment.

We reserve the right to charge a reasonable cancellation or wasted-visit fee where an appointment is cancelled at short notice or where we attend the property but are unable to gain access.

12.  Existing Installations

Smart Flow Heating Limited cannot accept responsibility for defects in existing installations that were not caused by our work.

This includes existing leaks, corrosion, blocked pipework, defective fittings, poor previous workmanship, damaged wiring or components that fail due to their age or condition.

If we identify something that we reasonably consider unsafe, we may suspend work until the issue has been made safe.

13.  12-Month Workmanship Guarantee

Smart Flow Heating Limited provides a 12-month workmanship guarantee from the date the work is completed, unless otherwise stated in writing.

This guarantee covers faults that are directly attributable to the workmanship carried out by Smart Flow Heating Limited.

The guarantee does not cover:

  • pre-existing or unrelated faults;
  • faults or failures caused by sludge, corrosion, scale or blocked pipework;
  • normal wear and tear;
  • accidental damage, misuse, neglect or interference;
  • failure of existing components that were not supplied or installed by Smart Flow Heating Limited;
  • manufacturer component failures, which may be covered separately by the manufacturer’s warranty;
  • work subsequently altered, repaired or interfered with by another contractor or person;
  • faults elsewhere within the plumbing or heating system that are unrelated to our original work;
  • damage or failure resulting from circumstances outside our reasonable

14.  Damage & Making Good

We will take reasonable care to minimise damage and disturbance while carrying out work.

Where access requires lifting flooring, removing boxing, cutting access openings or disturbing decorations, making good and redecoration are not included unless specifically stated in your quotation.

15.  Liability

Smart Flow Heating Limited will be responsible for loss or damage caused by our failure to use reasonable care and skill where required by law.

We are not responsible for losses arising from pre-existing faults, hidden defects or circumstances outside our reasonable control.

Nothing in these Terms & Conditions excludes or limits any liability where doing so would be unlawful.

16.  Complaints

If you are unhappy with any aspect of our work, please contact Smart Flow Heating Limited as soon as reasonably possible so we have an opportunity to investigate and, where appropriate, put the matter right.

Customers should give us a reasonable opportunity to inspect any reported problem before arranging for another contractor to alter or repair our work, except where urgent action is necessary for safety or to prevent damage.

17.  Consumer Rights

Nothing in these Terms & Conditions is intended to remove or restrict your statutory rights under UK consumer law, including the Consumer Rights Act 2015 where applicable.

18.  Governing Law

These Terms & Conditions are governed by the laws applicable in the part of the United Kingdom where the services are provided.
